A home is a unique product, one that requires proper care and maintenance. Under the Caviness Land New Home Warranty Agreement, you are expected to prevent damage and ensure proper functioning of your home and its various systems. When you purchase a home with Caviness Land, you are provided a Warranty Manual. We would also like to share with you helpful hints pulled directly from your Homeowner’s Guide and Warranty Manual, regarding the basic maintenance of your home.
- House Settling-All newly constructed dwellings are going to settle. Expect some crackling or popping sounds in the floor system, nail pops and separating grout & caulk and cracks in both the exterior and interior concrete.
- Appliances-Before loading your dishwasher, rinse the dishes off first.
- To maintain your carpet, have it professionally cleaned periodically.
- Caulking is a regular homeowner maintenance item. Homeowners should re-caulk cracks when they appear so to prevent leaks and or water damage.
- Drainage-Your lot was designed to drain in a predetermined fashion. The finished graded lot was inspected during your home’s final building inspection. The drainage pattern must be maintained.
- Garbage disposal-Clean the garbage disposal by introducing ice cubes and ¼ cup of white vinegar into the unit and operate with no running water. When cubes are gone, start running cold water.
- HVAC System- Change your filters at least once a month. Do not turn off the system completely for an extended period of time as this can cause wood to warp and drywall to buckle. Keep all interior doors open as often as possible, so each room’s air can circulate and receive hot or cold air.
